NEW YORK, NY — Animated Insights, the leading provider of integrated smart building software solutions, announced today, the deployment of its building search engine and operating system to the iconic 1.2M sq. ft. Chrysler Building. A state-of-the-art deployment of a digital twin of this magnitude was a nascent concept. Designed decades ago, commercial skyscrapers consist of a variety of limited siloed functions, including BMS, access control, security systems, audio-video systems, lighting, environmental control, maintenance management, and space management, that serve basic building needs. The AI: Twin platform delivers a single, unified source of truth for all these functions and more, offering comprehensive insights into what is truly happening in a building, across all silos and systems.

“When the Chief Engineer asked us to create a building search engine for the Chrysler Building, we knew it was going to be a big challenge and a great honor to take on such a large and iconic project,” said Luther Garcia, CEO of Animated Insights™. “It has been exciting and validating to unlock previously hidden data to discover the power to which that knowledge has opened a door. We are just scratching the surface with new features to leverage the centralized data lake and knowledge repository.”

RFR Realty, the property manager, sought to maximize its return on investment (ROI) by transforming the property’s existing document-centric asset management practices into a scalable, model-based, data-driven, and automated processes digital platform — all in a single, easy-to-use solution. “With efficiency as a top priority, our goal was to have a truly smart building with an advanced building search engine that monitors itself. With the AI: Twin platform, our systems infrastructure underwent a major overhaul to optimize energy use. We have real-time monitoring and can control everything including efficiency, energy, and access,” said Chris Pancoast. The program fosters improved, efficient collaboration across teams. “Knowing the exact location and condition of assets has minimized our downtime and increased productivity. Combined with a Managed Service Plan, we are continually upgrading and adding new features to reduce our total carbon footprint.”

“94 percent of landlords say that it is important to understand how tenants are utilizing their facilities and amenities, but only 23 percent are sure they have good visibility into that.” — VTS

The platform’s unparalleled ability to compile, conceptualize and analyze 3D data and correlate efficiencies among multiple systems is quintessential to achieving optimized Net Zero building engineering to provide fast ROI. Integrated with Microsoft Azure Digital Twins, Schneider Electric’s EcoStruxure Building Advisor, and EcoStruxure Building Operations, in addition to MACH Energy—the AI: Twin software creates a secure virtual model of the Chrysler Building and systems, incorporating real-time sensor monitoring to create alerts for critical issues and enabling simulation and data-centric decision making.

While digital twin technology is not new, yet when paired with advancements in artificial intelligence (AI), it is increasingly more intelligent and valuable in transforming operations and maintenance, adding real value.

Benefits of the AI: Twin platform include:

  • Energy insights: integration with the electrical meters and MACH/IES provides historical and real-time insights on energy consumption, carbon emissions, and cost per floor, tenant, and the entire building.
  • Service Insights: advanced HVAC analytics integration with Schneider Electric’s EcoStruxure Building Advisor to identify and provide cost avoidance opportunities throughout every floor and piece of equipment.
  • A Single Source of Truth: one interface to view work orders, asset lifecycle management, building management system control, energy insights, and single-space building operations.
  • Living Asset Registry: readily available documentation and 3D model of the entire building (each floor, zone, and asset), including drawings, sequence of operations, wiring diagrams, plumbing infrastructure, ventilation, valves, and electrical infrastructure.
  • Consolidated Real-Time and Historical Data: access both, read and write, at your fingertips in a data lake, storing and curating data at every time point.
  • Advanced Building Controls: ability to search for complex relationships, and batch issue commands and overrides among various systems and floors.

“The AI: Twin solution is a great example of how impactful building information modeling (BIM) for operations can be. It could offer a major leap in efficiency and effectiveness for facility management and maintenance teams, and further extends the value of advanced technologies that property owners have invested in,” said Dhaval Shah, Global Director of Digital Building Services at Schneider Electric. This is made possible with the integration between subsystems and applications, including Schneider Electric’s HVAC digital twin EcoStruxure Building Advisor and BMS platform EcoStruxure Building Operation. “Often such powerful technologies like BIM for Operations are only thought for new construction, but it’s more critical than ever that we consider these improvements for existing assets and building portfolio. We are thrilled to see such innovation and leadership from real estate customers like RFR Realty to make the iconic Chrysler building a reference for others to inspire. Together, we can lead the industry in creating buildings of the future that are hyper-efficient, sustainable, resilient, and people- centric.”

The Chrysler Building presently has centralized control across multiple systems in a unified interface with 24/7 monitoring and faults infrastructure, integrating with real-time monitoring to system-generate a fault when an error exists throughout systems, including analytics data. Automated problems tickets are generated when issues are identified, leading to 100 percent faster problem resolution times.

An impressive 92 years after its completion in 1930—once known for being the tallest in the world—the Chrysler Building has a new distinction as one of New York City’s most advanced, efficient buildings. This foundational smart building project serves as an example for New York. Heather Widman, Principal at Building Ventures, the lead investor in the Animated Insights™ seed round said, “It costs 5x more to maintain and operate our buildings than it does to construct them, and this disparity grows as buildings age. Our buildings are lasting longer than ever, and the current median age is 39—and counting. The need for technologies that can have an enormous impact on the efficiency, sustainability, and resilience of our existing and future building stock is critical. Animated Insights™ is already answering this need for some of our most iconic landmarks, including the Chrysler Building. At Building Ventures, we know that the Animated Insights™ team is uniquely equipped to seize this opportunity to bring a true operating system to real estate.”
